Welcome to, a web based service (the “Service”) for landlords and property managers (the “Customer(s)”).  

Your use of the Service is subject to these Terms of Service (these “Terms”). By using our Service, you agree to be bound by, and use our Service in compliance with, these Terms of Service. IF YOU DO NOT AGREE TO THESE TERMS OF USE, DO NOT USE OUR SERVICE.

License to Use Our Service

Subject to these Terms, we grant to you a limited, non-exclusive, non-transferable license to use our Service and not for resale or further distribution. Your right to use our Service is limited by all terms and conditions set forth in these Terms.

Except for your pre-existing rights and this license granted to you, we and our licensors retain all right, title and interest in and to our Service, including all related intellectual property rights. Our Service is protected by applicable intellectual property laws, including United States copyright law and international treaties.

Except as otherwise explicitly provided in these Terms or as may be expressly permitted by applicable law, you will not, and will not permit or authorize any third party to: (i) reproduce, modify, translate, enhance, decompile, disassemble, reverse engineer or create derivative works of any of our Service; (ii) rent, lease or sublicense access to any of our Service; or (iii) circumvent or disable any security or technological features or measures of our Service.

Service Description

The intent of the Service is to help Customers curb illegal subletting activity by their tenants on the short term rental site (“STRS”).

The Service employs various manual techniques to keep track of property listings on STRS.  In the event that the Service flags that a particular STRS listing is real estate that’s likely to be owned by the Customer, the Service notifies the Customer via email within a 24 hour period.  The Customer can review and manage all such flagged listings by logging into the Service via the web.

The Service does not email-notify the Customer of listings that have been the subject of previous email notifications for that Customer, with certain specific exceptions for the benefit of the Customer (e.g., in some instances of when a STRS listing is taken down and then being activated again).


The Service keeps track of Customer’s set of properties based on their street addresses.  Each property is included in the cost of the subscription as a separate line item. The monthly subscription cost for each property depends on a number of factors, including geography, number of units, and other factors, and is subject to a pre-negotiated agreement.

Billing Cycle

The billing cycle starts on the day of the month the Customer enrolls in the Service.  The Customer is billed on this day.


In order to cancel the Service, please send us an email to requesting to cancel.  Once we receive your cancellation request, you will no longer be billed, and your account will be deactivated at the end of the current billing cycle. You are eligible for a full refund should you choose to cancel within the first 30 days of enrolling in the Service.


The Service is provided by Rentbelly LLC, a California Limited Liability Corporation.  Neither the Service nor Rentbelly LLC are affiliated with Airbnb, Inc.


You will indemnify and hold us, our suppliers and licensors, and our respective subsidiaries, affiliates, officers, agents, employees, representatives, and assigns harmless from any costs, damages, expenses, and liability caused by your use of the Service, your violation of these Terms, or your violation of any rights of a third party through use of the Service.

Legal Notices

Enforcement of these Terms will be governed by the laws of the State of California, excluding its conflict and choice of law principles. The exclusive jurisdiction and venue for any claims arising out of or related to these Terms or your use of the Service will lie in the state and federal courts located in Santa Clara County, within the State of California, and you irrevocably agree to submit to the jurisdiction of such courts. Our failure to enforce any right or provision in these Terms will not constitute a waiver of such right or provision unless acknowledged and agreed to by us in writing. In the event that a court of competent jurisdiction finds any provision of these Terms to be illegal, invalid, or unenforceable, the remaining provisions will remain in full force and effect.
